Job Description

Position Overview

The Senior Superintendent is the on‑site leader responsible for managing all field operations on ground‑up multifamily construction projects. This role ensures that work is executed safely, efficiently, and in strict accordance with plans, specifications, schedules, and quality standards. The Superintendent coordinates daily activities with subcontractors, field staff, inspectors, and project management teams to deliver high‑performing residential communities across the Los Angeles region.

The ideal candidate has deep experience with podium, wrap, or garden‑style multifamily projects, strong knowledge of structural and MEP systems, and the ability to lead field operations on projects ranging from $20M to $100M+.

Key Responsibilities

  • Direct and supervise all on‑site construction activities from groundbreaking through turnover.
  • Develop and maintain the project’s short‑interval (3‑week) look‑ahead schedule; coordinate sequencing with subcontractors and the project manager.
  • Ensure all work complies with contract documents, building codes, and Los Angeles jurisdictional requirements.
  • Conduct daily site walks to monitor progress, quality, safety, and manpower levels.
  • Lead daily subcontractor coordination meetings and weekly foreman meetings.
  • Enforce the project‑specific safety plan and ensure compliance with Cal/OSHA regulations.
  • Identify hazards proactively and implement corrective actions immediately.
  • Maintain a clean, organized, and secure jobsite.
  • Review plans, shop drawings, and submittals to ensure field installation aligns with design intent.
  • Manage inspections with city officials, third‑party consultants, and special inspectors.
  • Serve as the primary on‑site contact for subcontractors, inspectors, and field personnel.
  • Collaborate closely with the Project Manager to align field operations with schedule, budget, and contract requirements.
  • Provide daily reports, photos, and updates documenting progress and issues.
  • Supervise assistant superintendents, field engineers, laborers, and trade partners.

Qualifications

  • 7–15+ years of field experience in commercial or multifamily construction, with at least 4 years as a superintendent.
  • Proven track record delivering ground‑up multifamily projects (podium, wrap, Type I–V).
  • Strong understanding of structural systems, MEP coordination, waterproofing, and building envelope best practices.
  • Proficiency in Procore, Bluebeam, MS Project, and other construction management tools.
  • Excellent communication, leadership, and problem‑solving skills.
  • Ability to read and interpret plans, specifications, and technical documents.
  • Strong knowledge of Los Angeles building codes, inspections, and permitting processes.
  • OSHA 30 certification preferred
